The ideal candidate has the capacity and expertise to take our client to the next level of growth.  Ideal Candidates
  • 3 to 5 years of residential property management experience and at least 1 year of directly managing and working with staff, third-party vendors, and clients. Previous student housing experience is a major plus.
  • Strong customer service and resident relations skills
  • Proactive, prioritizes effectively, works independently, resourceful, multi-tasker
  • Proficiency in Appfolio Property Management software a strong plus
  • Preferred: California real estate salesperson’s license, fluent in Spanish, IREM ARM or CPM
  • Certification, experience with SCEP inspections and LA-RSO
Responsibilities
  • Minimum 3 years of residential portfolio or multi-site management experience, student housing experience preferred.
  • Experience managing staff, third-party vendors, and residents.
  • Proficient in creating and managing budgets and variance reports.
  • Demonstrated responsibility in the completion and timely submission of weekly, monthly, quarterly and annual reports.
  • Experience with multiple small sites.
  • Strong communication, customer service and resident relations skills
  • Proactive, prioritize effectively, work independently, resourceful, and with strong multi-tasking skills.
  • Proficiency in Property Management software.
  • Preferred: California real estate license, IREM ARM or CPM
  • Certification, experience with SCEP inspections and LA-RSO
  • Bi-lingual Spanish preferred
Portfolio Manager Job Description
  • Maintain best-in-market curb appeal for all properties in the portfolio
  • Create Annual Capital and Operating Expense Budgets for all properties in the portfolio
  • Perform monthly Budget Variance Reporting to identify issues and opportunities to maximize Net Operating Income for the portfolio
  • Direct all activities of the maintenance staff to maintain properties, identify problem areas, and provide first-class maintenance service to tenants
  • Direct all activities of the Property Coordinators and other Property management staff
  • Provide Weekly Reports to the Upper Management and Executive teams for review
  • Identify reliable and cost-effective third-party vendors and negotiate service contracts
  • Maintain an excellent customer service relationship with both residents and property owners in accordance with clients philosophy and values
  • Ensure compliance with Federal, State, and Local Fair Housing Laws
  • Address tenant issues from both residents and co-signers and find win-win solutions to solutions for problems with minimal need for input from Upper Management
  • Manage delinquency and collections of unpaid rents, late fees, and other charges
  • Keep an open dialogue with the property owner on vacancies, residents, the physical condition of the property, etc.
  • Other tasks as assigned and reasonably expected from this position
Annual Unit Turnovers This position will also oversee the annual fall turnover for all properties. The ideal candidate will have experience in managing student housing turn. The Property Manager will have full P&L responsibility for the performance of turn and must be competent in the following areas:
  • Budgeting - Preparation and management of a Turnover budget
  • Staffing planning for the execution of turnover - Allocating current labor resources and hiring additional seasonal labor as necessary to complete the project
  • Procuring contractors and executing contracts for turnover work to be performed
  • Managing pre- and final inspections of all units
  • Managing the move-out, maintenance, painting, and cleaning of all units to have them move-in ready for all new tenants
  • Oversee tenant chargebacks and work with accounting to distribute Final Account Statements

The Assistant Property Supervisor is the in-office support for the Property Supervisors who spend much of their time in the field at properties. Communication with prospective residents, current residents, staff, vendors, and city officials is the primary focus of this position both verbally and in writing.  In addition to communications, this position will assist with processing rents, accounts payable, and other duties as needed. Apartment Management experience is required for this role as an Assistant Portfolio Supervisor with a mid-sized property management company or as an Assistant Manager at a large apartment community (over 400 units). Experience in the City of Los Angeles, Culver City, Santa Monica, West Hollywood, and Beverly Hills is a plus.

  • Approve vendors’ work, check with Portfolio Managers the work was completed, and submit invoices for payment.
  • Record rents, report delinquencies, and create required notices
  • Follow up with residents to collect all outstanding balances.

This position has excellent growth potential for the experienced candidate or will train a New Graduate with an accounting or finance degree. This position is direct hire and works in the office Monday through Friday and is a 40-hour workweek. Required Experience/ Education
  • Recent Apartment or Commercial property management experience as an Account Administrator, Assistant Portfolio Manager, Assistant Manager or property Bookkeeper with a minimum of 400 apartment homes preferred.

Position Description The Bookkeeper or Account Administrator tends to the payables (AP), rent payments (AR), Payroll and resident relations for a group of properties. Experience is preferred for this role as an Account Administrator or Assistant Portfolio Manager with a mid-sized property management company or as an Assistant Manager or property bookkeeper at a large apartment community (0ver 400 units) where the primary role is tending to the financials. Great Side gig!!!

Very Part Time On-Site Resident Manager  needed for a small 16 unit property located near Western and Santa Monica in Hollywood. (Actual title: Owners Representative) The position only requires approximately 15  minutes per day of work and can be performed before or after your full time job, it requires less then 20 hours of work per month.

Minimum 2 years apartment management experience and current Fair Housing training in is required. Experience at a smaller properties a plus. The apartment for this position is currently available for immediate move in.

This is a great position for someone who currently works in property management but their employer does not provide housing or a housing discount. Acceptable position titles include;  Leasing Consultant, Resident Services, Assistant Property Manager, Community Manager, Property Manager, Business Manager, Service Manager, Service Technician, Maintenance Tech or Porter and more. Whether you work on site or in the office, if your employer has provided you fair housing training you may meet the requirements.

Requirements:
*Minimum 2 years current experience in apartment management
*Candidates must live on-site and meet rental qualification guidelines.
*Recent Fair Housing training required. Current certifications or trainings in property management helpful.

Compensation:
*The apartment for the Manager is a 1 Bedroom 1 Bath and at a market rate of $1950 per month The compensation is $500 per month and is deducted from the rent of the apartment.

General Responsibilities:

Daily Duties 6 Days per week ( 15 to 30 minutes or less)
*Walk property daily for curb appeal, litter and identify and issues.
*Report issues to Owner or Property Supervisor via call, text or email
*Check lights – report any burnt bulbs to Owner or Property Supervisor via call, text or email

Weekly Duties
*Twice per week clean laundry room.
*Twice per week empty mailbox trash and clean mailbox area
*Clean balcony lights weekly
*If there is a vacant apartment, maintain the cleanliness of the apartment once rent ready.
*Complete and send weekly managers report and weekly time card on time.

Monthly:
*On the 6th day of each month deliver rents to Owners office if live check are received. (most residents pay by ACH)
*Adjust property light clocks from dusk to dawn

Additional responsibilities:
*Post notices and fax or email copy to Owners office from mailing of copies and legal documentation.
*Post memos, correspondence and any other notices required by owner.
*If any items have been dumped in front of the property call 311.
*Provide access to vendors for repairs to property.
